Three days, three offers - sold!
WITHIN days of ‘For Sale’ boards going up, local property experts are being inundated with interest in the much sought after area of Mapperley Park.
Neil Scott, property consultant at FHP Living, has been overwhelmed by interest in properties from the conservation area in recent weeks. Neil has nearly a decade’s experience of selling homes, and two properties have particularly caught his eye this summer.
“Properties in Mapperley Park usually gather a lot of interest in the first two or three weeks but we have experienced an unusually high demand recently,” said Neil. “We have just agreed an exceptionally quick sale on a property on Lucknow Avenue.
“We had three offers after just three days, which really is very unusual. Despite the property being derelict for over 10 years, buyers could obviously see its potential as all offers were at or above the asking price.
“The sale was completed in just three months and the final offer was a staggering 111% over the asking price, which is just unprecedented,” said Neil.
This is not the only case of Mapperley Park’s popularity encouraging a move towards the leafy residential area.
“A property located on Zulla Road also saw a very high level of interest. Mapperley Park is very popular with families and a home like this ticks all the boxes – a detached four bedroom house with a good sized garden and off-street parking, perfect for a growing family,” added Neil.
“There have been exceptional levels of interest at this property – within the first three days of being put on the market, the property had seven viewings and two offers.”
Properties are ‘flying off the shelves’ in the area at an unprecedented rate. FHP Living has agreed sales on a range of properties with prices ranging from £80,000 flats to £725,000 six bedroom Edwardian homes.
Neil said: “The range of properties available in Mapperley Park means that it is a suitable location for young professionals looking for a one bedroom apartment as well as those looking to upsize, seeking more space.”
