Price increases in West Bridgford remarkable says local expert

PROPERTY prices in central West Bridgford have risen by up to 20 per cent on some roads over the last 18 months – a remarkable increase according to one of the area’s most experienced estate agents.

Associate director at FHP Living Ian Marriott has been working in the West Bridgford market for nearly 20 years and believes this is the most buoyant the market has ever been in the popular suburb.

He said: “The area surrounding Bridgford Park has long been popular with buyers, but over the past 18 months in particular we have seen prices rocket on certain streets – sometimes up to 20 per cent.

“This is a really sharp increase, and has been driven by the establishment of West Bridgford as the aspirational place to live in Nottinghamshire. Everyone from young professionals to families is looking to locate there, and that is really being reflected in the house prices we are seeing.”

In recent years the café culture in West Bridgford has become established, with FHP leading the way with a number of high profile commercial lettings including Central Avenue’s latest addition Cote – something Ian believes is helping to drive prices in the town.

“West Bridgford is a vibrant place to live and has everything you could want on your doorstep,” added Ian. “There is now a fantastic range of restaurants, bars and cafés in the central area, which make it a hugely attractive place to locate.

“The arrival of the likes of Cote, Carluccio’s and Yumacha has helped to stimulate property prices which, twinned with the lack of stock to cope with ever-increasing demand, makes this an attractive time to consider selling your property.”

FHP Living is currently receiving more enquiries than ever before on its properties in the Bridgford Park area – with traditional Victorian and Edwardian styles proving the most popular.

“The demand for these types of properties in the West Bridgford area is huge, and the limited stock coming to market is helping to fuel this increase in prices,” added Ian.

“No sooner are we putting these homes on the market, they are selling. We’re even seeing a marked increase in the number of off market sales we have been able to secure with people desperate to secure one of these popular properties – some have even been sold above the asking price.
