'Better buyers' in pole position for properties

NOTTINGHAM property experts are warning house hunters about being pipped to the post by ‘better buyers’ when looking to secure their dream home.

With low housing stock across Nottinghamshire, the demand for properties is rising – particularly in sought after areas such as West Bridgford, The Park and Upper Saxondale.

As a result, sellers are receiving multiple offers, and buyers are choosing to rent in order to place themselves in ‘pole position’ for purchasing their ideal property according to experts at FHP Living.

Ian Marriott associate director at the estate agency is urging those looking to move to get their house on the market first.

He said: “We have seen a remarkable number of people, particularly in areas like West Bridgford, who have decided to move into rented accommodation so they can move quickly when a property they like comes onto the market.

“If you’re hoping to move you need to be mindful of the growing competition within the housing market at the moment. To have the best chance of securing your dream property you need to be in a competitive position, ideally with your own property already sold.

“We’re urging more people looking to buy to get their property on the market as soon as possible and not wait until the spring market or until they’ve found their next home – as you may find yourself competing against cash buyers and bidders who aren’t in a chain.

“Even if your house only takes a week to sell, it’s a week too long for someone who has an offer from a cash bidder that’s ready to move today.”

Ian added: “It’s also a great time to place your property on the market because of the lack of stock. As demand surpasses supply, we’re seeing house prices rise, so recommend taking advantage of the market while you can.”
